Looking to buy or sell your home? First, pick your winning team. Together with your realtor it CAN be a smooth transaction! A majority of our business is by referral. Whether it be a previous happy client referring us, a referral by our sphere or often times an agent not within our area choosing successful realtors to work with. The result more times than none is a friendship being made. To begin with we will, of course, gather basic information from you, your desires for your sale, or your ‘must have’ list of criteria in your purchase and plan to meet with you in person or via a video chat.
For sellers:
A CMA; Comparative Market Analysis and some homework on what your home is worth will be completed prior to meeting. Then, when we meet and you show us your home we will discuss nearby comparable properties, look at the similarities (and differences), and of course, discuss what makes your home unique. We will provide to you our marketing plan and decide on a goal sale price together.
For buyers:
Our first appointment can be a call, video chat, or an in-person meeting. During which we discuss your next steps, like obtaining a pre approval, deciding the area you want to be in, needs vs. wants in terms of your new home, and how we will negotiate to get you the best possible deal on your new home.
Listing your home:
We will assist to get it show ready - whether it be staging, decluttering, cleaning, painting, and all of those fun things that go along with making your home look its best. Maybe plant some flowers to add some curb appeal, clean the pool or add welcoming entrance décor? We will make your home shine for photos and showings. Once the home is show ready, we will schedule our professional photographer to come take photos of your home. No matter the value of your listing professional photos go a long way. The goal is to get clients in the door with great photos.
Buying a home:
We will create a search based on your criteria within one or more of our three (3) MLS boards to ensure you are the FIRST to receive any new listing that comes on the market as soon as it hits. That includes status changes like price drops too keeping in tight communication so as not to miss anything of interest. Our personalized searching does not end though. We make it a practice to continue with our own searches even within our circle of realtors seeing what they may have coming up that might match what you are looking for. This gives you a competitive edge. We strive to meet and exceed your expectations!
For listings:
Your home goes “live” on our multiple MLS systems to market your home to thousands of different websites, including Zillow, Realtor.com, and more as soon as we have your professional photos. You sit back while we start showings, open houses, marketing and sending the offers to you.
For buyers:
We will accommodate to YOUR schedule. There really are no "off" hours for a realtor. So, if it is a holiday weekend, after hours, early morning that works for you, we will set up showings that work. Want to take a day and explore a specific area? Or, maybe we hit a couple of areas with a strategic plan? We will map it and set the showings. Once you find one you like we'll get on it!
